Building and selling a new home takes team work, especially in today’s challenging economy. Scott and Rose, who purchased a four bedroom, three bath home at LivingSmart® Homes at Tournament Hills in Beaumont, are loving the peaceful surroundings on their new golf-course community, as well as their two-story home. “My husband loves to golf and I thought it was great that we were able to pick our own flooring. SAN DIEGO ---- The excitement and stress of the holidays pale in comparison with the experience of relocating to a new country and buying a new home, but for Ping Hui and his wife Melody Lin, that process was made easier with the help of local North County Realtor® Wesley Royal of Coldwell Banker. One of the first families to enter Pardee Homes’ HomewardBound program is now happily settled into their own, two-story, four bedroom home with the frustrations of earlier attempts at buying a home now a dim memory. Gary and Nicole Spear started their journey with Pardee Homes as unsure, doubtful home shoppers who had experienced frustration and disappointment dealing with home sellers and credit repair companies who were unable to help them.

“We had given up before coming to the HomewardBound program,” said Nicole Spear. “We came to Pardee after working with people who did not really want to help us, but Pardee helped us overcome the obstacles to buying a new home by giving us the information we needed to improve our credit. The Velasquez family, formerly of San Bernardino, is still pinching themselves in disbelief that they really, truly own their own, brand new home. After a disastrous attempt at purchasing a home with the help of their parents, Robert and Yvette Velasquez were referred to Pardee Homes who was offering a home buying program that put a new home within reach at its popular LivingSmart® Homes neighborhoods in Beaumont and Lake Elsinore.

“It was our dream to own a home,” said Yvette Velasquez. “We saved for two and a one-half years for a down payment and my husband had worked at his job for 31 years, yet we were frustrated that we couldn’t buy a home until we discovered the program at Living Smart Homes, where a CHF grant made our dream possible. Carlo and Rebecca Reyes are busy people. They are active professionals, he as an ER physician and pediatrician, and she as a psychiatrist.

They are raising four daughters, ages 2 to 13: Charlotte, Mary Elizabeth, Chloe and Annabelle. “No, I do not rule my house!” laughs Carlo.

They are also experienced homebuyers, and had decided the time was right for making a move from Calabasas. “We wanted a different environment for our kids, and I wanted to reduce the commute to my primary job,” said Carlo.

Starting their search on the Internet, the Reyes began by checking into new home opportunities with Pardee Homes, the builder of one of their previous new homes, at Fair Oaks Ranch® in the Santa Clarita Valley. “Having bought from Pardee Homes before, I felt comfortable about another purchase with this company,” said Carlo. “At the Pardee website, I found out about Cherry Hill in Moorpark. Rebecca and I immediately went to look at the models and fell in love with the neighborhood.”

The Cherry Hill neighborhood offers much to like. In a gated area of Moorpark Highlands in Moorpark, it has a pleasing ambience, and features two pool centers with swimming and spa pools, barbecues and lawn areas. Close by is Mammoth Highlands Park, where approximately 7.5 acres feature children’s play areas, a multi-use field, picnic pavilion and picnic tables, a lighted tennis court, a basketball court, restrooms and parking.

The Reyes picked Plan Three, the largest home at Cherry Hill. Five bedrooms and four baths include one bed/bath downstairs, and a luxurious master suite with two walk-in wardrobes.

In addition to the comfort level the Reyes felt about returning to Pardee Homes, their decision reflects a clear preference for a new home. “We wanted a new home for peace of mind,” said Carlo. “We also wanted individualized attention for the loan process, and we had a particular price in mind.”

Cherry Hill design choices also helped the family address one more important priority. “My parents and I had wanted to be neighbors for a long time, and given that they are getting older, I thought it would be convenient for all of us if we lived close to each other,” said Carlo. “My parents also wanted a change to single-level living, and Cherry Hill’s Plan One offers that.”

A stroke of good luck sealed the deal, as Thor and Tita Reyes found their Plan One home right next door to Carlo and Rebecca’s Plan Three residence. “Now, our kids can run next door to visit their grandparents every day!” said Carlo. “Just as important, I can make sure my parents are okay. My parents were tearful when we closed on both homes—this is the most profound gift that I can provide to them and to our children.”

Carlo was quick to credit the people of Pardee Homes for his family’s happy outcome at Cherry Hill, particularly Margie Marshall, sales representative, and Stacy Martin, sales manager of Pardee Homes Loans. “Margie and Stacy were absolutely amazing, and their individualized attention and caring personalities made the day for Rebecca and me,” said Carlo. “In this climate where home loan applications are so challenging, Margie and Stacy made sure that the process went as smoothly as possible. They kept us updated, responded to every phone call and were really happy to help us.”

Cherry Hill has proven itself much more convenient than the old place in Calabasas. “By moving to Moorpark, I’ve moved myself off the 101 Freeway for most commuting,” said Carlo. “ I live close to my primary job and also can commute easily to my secondary job. It’s great!”

While elevated location and preserved open spaces give Moorpark Highlands distinctive retreat character, the community is just about one mile to Moorpark Marketplace, and it’s also close to The Village at Moorpark. Proximity to Metrolink and nearby freeways puts Thousand Oaks, Westlake Village or Simi Valley within easy reach.

The Reyes moved in last summer, and Carlo reports a high level of satisfaction for everyone in the family. “This purchase had incredible importance to me and to my family,” said Carlo. “And I realize that this would not have happened if it weren’t for the efforts of Margie, Stacy and the other terrific people at Pardee Homes.”

The Beaulieu Family

When owning a new home with a yard is your dream, the commute is worth it, according to Petty Officer 2nd Class, Steven Beaulieu and his wife, Jamie. They found their dream home at Pardee’s LivingSmart® Homes in master-planned Canyon Hills in Lake Elsinore.

The Beaulieu’s have traveled from one coast of the U.S. to other throughout Steven’s eight year military career, and most recently have lived in San Diego. But with a two year old son, they wanted a new home with a yard, and a place to put down roots.

The Jain Family

For three young families seeking home ownership for the very first time, the search took three years and fanned out to Thousand Oaks, Moorpark, Simi Valley, Valencia and Santa Clarita. Location, design, price and builder—all were scrutinized. Still, why did it take them so long?
