After living in their new home for a year first-time homebuyers Josh Dugger and Chris Varela are singing the praises of the homebuilder and the community. A year ago, after a discouraging search for a foreclosed property, Josh and Chris bought a new home in master-planned Canyon Hills in Lake Elsinore, where they discovered how affordable it was to buy new, rather than a resale or distressed property. Today, they are enjoying the perks of homeownership and the benefits of living in an energy-efficient, new Silverthorne home by Pardee Homes.
In addition to the energy efficiency of their new home, Josh and Chris are impressed with the quality and architectural details of their home. “Pardee Homes stands out among other builders in the area because of the quality,” said Josh. “Since moving in we have become even more impressed with Pardee and the things they do, from taking care of the smallest customer service issues to keeping the streets clean despite on-going new home construction.”
“I am astounded at the thermal performance of the house,” added Josh. “On a 105- degree Southern California September day, I can leave the air conditioner off for the entire day and the internal temperature of my new home rises from 75 degrees in the morning to just 81 or 82 degrees by dinnertime. I have friends who live a few miles away in a new home built by another builder and they are forced to run the air conditioning unit continuously from early morning just to keep the house in the 80s. The difference is incredible."
Josh learned more about the energy efficiency of his home from Pardee’s customer service representative, Teri Thurbush, who explained that radiant barrier roof sheathing, Low-E spectrally selective glass windows and a high-performance insulated stucco system help keep his energy bills down. Josh compared his highest electric bill this past summer of $119 to his friend’s, which was about $400, and also noted that his bill was still less than his former home, a small apartment in Orange County.
Josh and Chris are not the only former Orange County residents who have discovered beautiful Canyon Hills. “Neighbors all around us moved here from Orange County,” said Chris. “It’s no surprise though. It’s centrally located, there’s nearby shopping and the new 18-acre park is a wonderful addition to the area. We love the community and the open space that surrounds us. Pardee has done a wonderful job making the Canyon Hills neighborhood one of the most desirable in the area.”
Pardee Homes currently has three new home neighborhoods open for sale in Canyon Hills in Lake Elsinore—LivingSmart Homes® Canyon Hills, LivingSmart Homes® Hillside and LivingSmart® Parkside.

When the Albert family thought about the future, and a time when husband Corporal Joshua Albert would leave the Marine Corps, they envisioned putting down roots in a place with parks, schools and lots of other families with children. A visit to a friend in master-planned Canyon Hills in Lake Elsinore was enough for Megan Albert to know that she had discovered the ideal place to raise a family.
“Buying a home while my husband was overseas in Afghanistan was a daunting task, but with a baby on the way, I was motivated.” said Megan Albert. “Pardee Homes made it easy. Every question I had was answered quickly and the Pardee team was informative and helpful, something I appreciated as a first-time buyer. The construction team helped me understand the process and provided weekly email updates that were exciting. I always felt I knew where we were during construction and when I expressed any concerns they were addressed immediately, all while maintaining a respectful attitude towards me.
“I was able to Skype® with Joshua and send him pictures of the house and then, with amazing luck, he was able to get home in time to sign the escrow papers and do the walk-through. After living in Marine Corps housing for five years, we are now enjoying a beautiful new LivingSmart Hillside home in Canyon Hills.”
The Albert family, who bought a single-story Plan 2 home at Hillside and moved in just one month ago, are enjoying their new home, especially the open floor plan with its great room and vaulted ceilings. The one-story home with three bedrooms and a den fits their needs and is ideal for this young family with a three month-old baby. Megan loves the new 18-acre park and envisions many years of birthday parties at the Canyon Hills recreation center.
“I feel we made a really good investment for our family with schools and parks close by, and so many other families with young children for our daughter to grow up with,” added Megan Albert. “It’s exciting to see all the other families with babies, including another Marine, who had been in Afghanistan with Joshua, and his family, who bought here too, after we told them about Canyon Hills.”
Ideally located west of Canyon Lake in the foothills of Lake Elsinore, the award-winning Canyon Hills community offers convenient shopping, neighborhood parks, schools, trails and two resident-only recreation centers. Canyon Hills’ most significant feature however, is its preserved open space, totaling more than 900 acres.

Ed and Renee Sumner’s long and disappointing new home search finally has a happy ending at Pardee Homes’ new Horizon Ridge neighborhood in Henderson.
The Sumners and their son Derrick, age 15, and daughter Alyssa, age 11, spent the past year and a half looking for a home in the market and were repeatedly discouraged.
“We realized we weren’t going to win against cash buyers for a resale home and we didn’t like the large LID and SID fees that we encountered at many new home communities,” said Ed. “We have lived in the Green Valley area since relocating from Washington last year and we were excited to find a new home without all the extra fees in this area.”
An inquiry phone call led the family to Pardee’s New Home Representative Aime Sibley.
“Their timing was perfect as we were just getting ready to introduce Horizon Ridge to those who were on our interest list,” said Sibley. “Ed and Renee came and toured the models and put a deposit down on a Plan 3 in the very first release of homes.”
Ed is active duty Army and it was important to know the “real” cost of the home so they could utilize VA financing.
“We really liked that Pardee made it easy to know what is included and how much each option is,” said Ed. “That helped us make our decision quickly and know exactly what options we could include and still qualify for our financing.”
Pardee includes such items as slab granite kitchen countertops, radiant roof barrier, stainless steel appliances and Maple cabinets as standard features at Horizon Ridge.
The Plan 3 at Horizon Ridge measures approximately 2,523 square feet with four bedrooms, three baths, great room, dining room, loft and three-bay garage and can be built with an optional fifth bedroom in lieu of the loft.
“We’re excited to finally be moving forward after spending so much time looking,” said Renee. “And we like all of the conveniences located nearby without all of the congestion we’ve experienced around our current neighborhood.”
Located in Henderson just south of the 215 Beltway at Horizon Ridge Parkway and Gibson Road, Horizon Ridge features the builder’s LivingSmart® collection of three two-story floor plans that range in size from approximately 2,183 square feet to approximately 3,001 square feet with such features as great rooms, bonus rooms, up to seven bedrooms and optional decks. Each floor plan can be built with an optional patio/outdoor room with a unique 12-foot glider package that allows the room to open to the outside.
Prices start from approximately $261,950 and only 45 homes are planned for the community, which features an elevated view.
Horizon Ridge Plan Two measures approximately 2,183 square feet with four bedrooms, three baths, great room, spacious kitchen, and two-bay garage with optional third-bay or workshop in a two-story design.
The spacious Plan Four at Horizon Ridge measures approximately 3,001 square feet with five bedrooms, three baths, extra-large bonus room, living room, game room and three-bay garage. Good things are said to come in threes based on the Latin phrase "omne trium perfectum," which means that everything that comes in threes is perfect. In the case of Pardee Homes’ LivingSmart® Homes Mountain’s Edge, everything that comes in threes is perfect for the owners of three new homes, all newlyweds and now next-door neighbors – Joey and Ivana Beeman, Andrew and Devon Evanski and Trevor and Debbie Clausen.
The three couples have a lot more in common than a street address and newly-married status. All shared a common interest in living in the master-planned Mountain’s Edge community and all were guided in the buying process by Pardee Homes Sales Counselor Judy Green.
“We were searching for a new home and found LivingSmart Homes Mountain’s Edge, which fit our needs and price range,” said Ivana Beeman. “Then Judy worked with us to show us how we could make owning a home a reality for us right now,” she said, a sentiment that was shared by all three couples. “In fact, the entire home buying process from start to finish was simple, especially when compared to our wedding!” said Ivana.
Joey and Ivana Beeman were the first to move into their LivingSmart Homes Mountain’s Edge Plan Two, which measures approximately 2,250 square feet with four bedrooms, three baths, loft and two-bay garage. Ivana is a high school chemistry teacher and Joey manages a company that specializes in the inspection, cleaning and repair of personal protective ensembles. They were introduced through friends and were married on June 29, 2012.
Next to move in were Andrew and Devon Evanski, who purchased LivingSmart Homes Mountain’s Edge Plan One with the optional loft. The home measures approximately 2,161 square feet with four bedrooms, three baths, loft and two-bay garage. Devon is a CPA at an accounting firm and Andrew is an educational supervisor for a non-profit organization and is finishing his Master’s degree at UNLV. They were also introduced through friends and were married on Oct. 29, 2011.
Trevor and Debbie Clausen selected a LivingSmart Homes Mountain’s Edge Plan One without the optional loft and moved in late last month. The home measures approximately 1,852 square feet with four bedrooms, three baths and a two-bay garage. Both work as gym technicians for a local physical therapy office. They met at work and were married on Oct. 22, 2011.
“LivingSmart Homes’ Mountain’s Edge is a great choice for first-time home buyers,” said Pardee Homes Regional Sales Director Rob Tuvell. “With the LivingSmart® brand, buyers know that their homes have been designed and built for maximum efficiency, which can translate to lower utility bills and added piece of mind regardless of whether you’re just starting out or buying your third new home.”
The builder’s LivingSmart brand is a program with standard and optional measures that boost energy efficiency, save water, improve indoor air quality and encourage material conservation and the use of recycled or sustainable resources in new homes.
LivingSmart Homes Mountain’s Edge is a collection of four floor plans that range in size from approximately 1,852 square feet to approximately 2,432 square feet. It is located off of Buffalo and Cactus Drives in Mountain’s Edge. Prices start from approximately $189,990.
The company’s pledge to build greener began with the pioneering of EnergyStar® homes in Southern Nevada in 1998 and today that commitment has grown to become Pardee’s far more comprehensive—and award-winning—LivingSmart program. At the end of their first year in their first home, Courtney and Steven Moll have given Pardee Homes a perfect “10” in a year-end survey conducted by Eliant, a national consumer research company.
The Molls, who purchased their home in Pardee’s Solstice neighborhood in Aliante, said although they were “stressed out” at the idea of buying a home, the process was “completely smooth,” from financing to choosing design options, according to Courtney, who also grew up in a Pardee home.
“Pardee is probably the best builder in Las Vegas,” Courtney said, “The finishes are more luxurious, like standard granite in the kitchen. It looks like you a paid a lot to get that look. We think we received the most value for our money.”
The Molls bought a single-story Plan One residence with approximately 2,337 square feet of living space. “No space went to waste,” Courtney said. “We’ve got a huge pantry and huge closets, even in the guest rooms.” Her favorite room is the kitchen, where the double oven and ample counter space made her want to start baking.
What Steve likes most about their home is the three-bay garage, and that “it makes her happy.”
Extremely happy, according to their responses in the Web survey: “Extremely happy with the quality of our home; I don’t worry at night about what is going to break next; Love the bathroom countertop upgrades; Our energy costs compared to the home we were in previously are about equal, however our previous home was half the size, so we are very pleased with all the energy-saving features Pardee offers as standard in their homes.”
Other home buyers also give Pardee top scores in customer satisfaction surveys. Pardee Homes in Las Vegas achieved First Place in both Customer Service Experience and Design Selection Experience, confirming the company’s reputation as one of America’s top builders, according to Bob Mirman, Eliant founder and CEO.
In addition to their Pardee home, the Molls also like living in the Aliante master-planned community in North Las Vegas where they enjoy walking their three dogs in the nearby parks, going to movies, restaurants and shopping. “Everything is right here,” said Courtney.
The gated Solstice neighborhood features four floor plans that range in size from approximately 2,337 square feet to approximately 3,959 square feet with up to seven bedrooms. Homes are priced from approximately $239,450.
Solstice features Pardee’s award-winning LivingSmart® program that offers more than 30 earth-friendly standard and optional measures that boost energy efficiency, save water, improve indoor air quality and encourage material conservation and the use of recycled or sustainable resources in new homes.
Solstice is also part of Pardee’s New Standard program that provides granite kitchen countertops, beech cabinets and stainless steel kitchen appliances as standard.
Through two new programs, Pardee is helping many families overcome obstacles to buying a new home. The company’s own Homeward Bound program provides expert assistance to prospective buyers on credit issues that can affect home loan availability. Offered exclusively for Pardee home buyers in this market, Smart Move Advantage, an independent company, will rent a qualified buyer’s existing home for up to three years.
To reach Solstice via the 215 Beltway, exit at Aliante Parkway and travel south. Turn left on to Nature Park Drive and follow the signs to the community. Thanks to Smart Move Advantage®, Sita and Kamran Haq were able to purchase a new, larger home that is “perfect” for their family in Montclaire, a Pardee Homes neighborhood they have visited for four years in hope of one day living there.
Offered through Smart Move Advantage, an independent company, exclusively for Pardee Home buyers in this market, Smart Move Advantage will rent a qualified buyer’s existing home for up to three years, allowing them to take advantage of the best buyer’s market in decades, according to Pardee Homes Regional Sales Director Rob Tuvell.
“We could not even think about moving without this type of program that takes care of renting our current home,” said Sita. “We did not want to be landlords and pay for two mortgages while we also have school and college payments.”
“When you purchase a new Pardee Home, the Smart Move Advantage lease provides you with peace of mind, so you can enjoy your new home without the hassles of managing your old home,” Tuvell said. “Smart Move Advantage manages the property, collects the rent, pays the gas and electric bills and will even cover tenant repairs up to $1,000.”
“We couldn’t sell in this market, so when we got an e-mail from Pardee about this new program we came right over to Montclaire,” Sita said. “It’s a comfort to know that someone will take care of everything for us.”
The Haq family, which includes Ashley, 17, and Adam, 3, in addition to two older sons, chose the Montclaire gated neighborhood because of the location and also because of Pardee’s reputation as a top-quality home builder, according to Sita. Located in Henderson, Montclaire is near established retail, restaurants, schools, houses of worship, medical and other services.
They look forward to moving into their new home this summer, where Ashley will have more privacy and Adam will have a big driveway for bike riding. There will also be room for visiting brothers in the Montclaire Plan Two , which measures approximately 2,786 square feet with four bedrooms, three baths, island kitchen with walk-in pantry, great room, loft, den and two-car garage. Optional features include up to six bedrooms and three-bay tandem garage.
Montclaire’s seven floor plans range in size from approximately 2,368 square feet to approximately 3,959 square feet with up to six bedrooms and four baths. Prices currently start from approximately $273,950.
All of Pardee’s newly designed homes, including those at Montclaire, are part of the builder’s LivingSmart® brand, a program with standard and optional measures that boost energy efficiency, save water, improve indoor air quality and encourage material conservation and the use of recycled or sustainable resources in new homes.
“The Smart Move Advantage program represents one of several steps Pardee Homes has taken to boost buyer confidence and smooth the path to new-home ownership,” according to Tuvell. Leaving their small hometown in Arkansas to move to a major metropolitan area in southern Nevada, Debbie and Jerry Williams flew to Las Vegas three times to make sure their family found the right place and the right home in which to put down their new roots. Their search ended at Montclaire, a family friendly gated Pardee neighborhood in Henderson.
“Everything came together as it was supposed to, as if it were meant to be,” Debbie said. “We are close to the airport for my husband’s work, the best schools for our children, plus convenient shopping and dining. With long distance help from our Realtor® and Pardee’s sales counselor, everything meshed together and made us feel at peace.”
And while they love their new home, a Plan Four that includes a theater room, hobby/laundry room and walk-through pantry, the Williams family is most impressed with their Pardee buying experience. “They made everything go so smoothly and they were very friendly,” said Debbie.
“Rick McCollum, our customer service representative is awesome. You could call at any time and he would be over lickety-split. And Dennis Shavor, the construction superintendent, often checks in on us and waves whenever he sees us,” Debbie said. “The friendliness is just wonderful – like back home.”
The Williams family includes Jerry, who owns a telecommunications company, son Josh, 12, who will attend Del Webb Middle School, and Kirstie, 21, who will attend UNLV.
The Montclaire neighborhood is in a newer area of Henderson just off Horizon Ridge Parkway and Jeffreys Street.
“The gated neighborhood provides buyers like the Williams family with a nice mix of peaceful living along with easy access to work and play,” said Pardee Regional Sales Director Rob Tuvell.
Montclaire’s six floor plans range in size from approximately 2,789 to 3,959 square feet, with up to six bedrooms and four baths. Prices currently start from approximately $291,150.

Twelve years ago Kevin and Melissa Merrick and their two-year-old son Austin were featured in the Review-Journal after buying a new Pardee home in the Seven Hills area of Henderson. “We loved that home,” Melissa said, “And when we saw Montclaire, we fell in love with Pardee Homes all over again.”
Because they wanted Austin, now 14, to be able to walk to Coronado High School, the Merricks ranked location as a top priority. The Montclaire neighborhood is in a newer area of Henderson just off Horizon Ridge Parkway and Jeffreys Street.
“Montclaire is near new retail, restaurants and medical services, in addition to highly-rated schools,” said Pardee Homes Regional Sales Director Rob Tuvell. “The gated neighborhood provides buyers with a nice mix of peaceful living along with easy access to work and play.”
Kevin said their first Pardee home, which they sold five years after their purchase, turned out to be “the best investment ever.”
“We love the floor plans,” said Melissa. “There is lots of room for entertaining and the yard is large enough for a pool, patio and a fire pit where we will have views of the Las Vegas Strip.” The Merricks chose the Plan Two, which includes approximately 2,789 square feet of living space with four bedrooms, three baths, great room, loft, den and three-bay tandem garage. Austin has claimed the loft as his “kid cave” where he and his friends will gather for games.
Montclaire’s six floor plans range in size from approximately 2,789 to 3,959 square feet, with up to six bedrooms and four baths. Prices currently start from approximately $291,150.

Returning to California after more than three years in the Chicago area, Hanh and Sergio Gonzalez wanted a place where they could happily stay put. That place is LivingSmart® Homes Fair Oaks Ranch® in the Santa Clarita Valley.
The well being of their three children was paramount. “It meant a lot to find a California Distinguished School here in the community for our 6-year old daughter,” said Sergio. “College of the Canyons is a quality community college for our 18-year old son. With the right pre-school for our 2-year old girl, we’re set!”
Sergio is a sales manager for a major pharmaceutical company with an LA territory, so the Gonzalez’ checked re-sales closer to the LA offices. “Costs were outrageous, back yards were tiny,” said Hanh, a stay-at-home mom. “ Or we would find a nice home in a school district that just was not up to par, or great schools with 60-year old fixer uppers.”
“We just kept coming back to Pardee Homes and LivingSmart® Homes and Fair Oaks Ranch,” said Sergio. “The combination of pluses here became the standard for what we really wanted, and re-sales fell by the wayside.”
From the $400,000s, LivingSmart® Homes offer approximately 1,846 to 2,432 square feet of living space. For the Gonzalez bunch, Plan Four was tops. “We got so, so much more home by buying new at Fair Oaks Ranch than we could ever have gotten with a re-sale,” said Hanh. “Pardee’s eco-friendly program was huge to us, too. Solar power, low-E windows, air quality features—it just makes sense. Why not save money on your heating and air conditioning and water bills?"
Fair Oaks Ranch features freeway-close location that has made Sergio’s commutes very feasible. Also close by are Metrolink, shopping, dining, entertainment and services. Within the community are Fair Oaks Ranch Community School and its playgrounds and sports fields, hiking and walking trail, a park and open space. “We have everything at our fingertips,” said Hanh. “We have made a ton of friends! We know our neighbors, and we have a real community.”
Ethnic and cultural diversity makes a good place even better. “Sergio is Guatemalan and I am Vietnamese,” said Hanh. “Diversity was extremely important to us, and Fair Oaks Ranch is amazingly diverse—this and the friendliness we have been welcomed with, is really wonderful.”
Despite the challenges of buying from a distance, Sergio and Hanh found Pardee Homes’ process amazingly smooth, praising the sales staff, Pardee’s Design Studio and Pardee Homes Loans (PHL). Then there was “ inside information” on their house. “We saw the foundations, the beams, inside every wall; we know just how our home was made, ” said Hanh.
Construction Superintendent Mike Carrillo was their guide. “He oversees everything and is one of the nicest guys we have ever met,” said Hanh. “He handed our home over to us as his gift to us—he builds homes the way people expect them to be.
“You have no regret—you love your home, you love your neighborhood, your kids are in a good school and you have peace of mind,” said Hanh. “This is where we belong and this is where we are staying!”
To reach Fair Oaks Ranch, exit 14 North at Via Princessa and turn right. Turn left at Lost Canyon Road and follow signs. Hours are 10 a.m. to 6 p.m. Tues – Sun and 1 to 6 p.m. Mon. Call 661-299-5409. Pardee Homes offers broker co-op; call for details.

Lake Elsinore, CA - Mike and Diane Luders were looking for their fifth home and making a move to the Inland Empire from Ventura. They set their sights on a resale in Murrieta or Temecula but after six weeks of frustration, they decided to look at new homes and found exactly what they were looking for at Pardee Homes’ Silverthorne in Lake Elsinore.
“The Silverthorne Plan 2 model home was available and was exactly what we were looking for,” said Mike Luders. “Originally we wanted a private sale home with landscaping already installed, so we were looking at resale homes. Our real estate agent brought us to Canyon Hills in Lake Elsinore and Pardee helped us make the sale happen despite a closing date time crunch due to travel plans. Everyone pulled together resulting in an awesome experience.”
The Luders’ were 100% satisfied with all aspects of the buying experience from the overall experience to the quality of the home. Using the third-party Eliant Core Survey System that measures customer satisfaction at three critical stages of the new home experience, the couple offered encouraging comments of satisfaction and scores of 100% in all areas of the survey.
“I have never in all my years experienced such outstanding customer service,” said Luders. “Pardee Homes went above and beyond what we expected, especially when it came to the walk-through. Lu DiPalma and Chip Jenkins worked very closely with me and made it their personal mission to get me through all aspects of the purchasing process in a swift and timely manner. They became my team members in making this purchase a reality. Also, Todd Gibbons, the customer service representative, did a great job and was very helpful and courteous. He anticipated everything that needed to be done. We are thrilled with our home, which is perfect for my wife and me. The lot is ideally located and the size of the home is perfect. We appreciate having a master suite upstairs and down, which makes a great guest room. And we are finding that the master-planned community of Canyon Hills is beautifully maintained and a nice alternative to Murrieta and Temecula.”
Canyon Hills offers homeowners trails, parks, schools, convenient shopping and two residents-only recreation centers with beautiful swimming pools, not to mention its proximity to all the great recreational activities that make Lake Elsinore popular with boat enthusiasts, skydivers, wakeboarders and cyclists.

Beaumont, CA – Buying a new home from Pardee Homes is easier when you don’t have to worry about selling or renting your current home. With the ‘Smart Move Advantage® program you can make the transition, just like Kevin and Terri Ball of Banning. They were among the first buyers to take advantage of the program, after just happening to stop by the LivingSmart® Homes sales office in Beaumont.
“The Smart Move Advantage program seemed too good to be true,” said Kevin Ball. “But we were ready for a change and had looked at some resale homes in the area. After 20 years of living in our home we never dreamed we’d own a new home.”
The Balls were able to purchase a new Plan 4 home at Living Smart® Homes Tournament Hills and are in the process of using the program to rent their current home in Banning.
“The Smart Move Advantage program is excellent, making it easy for us to transition from the old home to a new home. We don’t have to worry about renting or selling it, as the program is underway and will assist us in renting our home for three years. I don’t have to deal with the renters and management of our old home and I am hoping to capitalize on the market coming back as I collect rent and pay down more of my old mortgage,” added Ball. “Everything about the home buying process with Pardee went so smooth; it felt like it was meant to be. We were pleased to find everyone very knowledgeable and helpful, especially the customer service and sales people.”
When you purchase a new home from Pardee Homes, “Smart Move Advantage®” will rent your existing home for up to three years and will remain in place whether or not the qualified buyer has a tenant, and even if the tenant does not pay. Smart Move Advantage takes care of advertising the property as a rental, screening potential tenants and maintaining the property. The program also covers the property’s gas and electric bills.
“If you purchase a new Pardee home, the Smart Move Advantage lease will provide you with the peace of mind you deserve so you can enjoy your new home without the hassles of managing your old home,” said Peter Altuchow, director of sales for Pardee Homes. “You get a payment no matter what that covers rents, utilities, and tenant repairs up to $1,000 and maintenance.”
The Smart Move Advantage program represents one of several steps Pardee Homes has taken to boost consumer confidence and smooth the path to new-home ownership. Through its “Homeward Bound” program, Pardee Homes also provides its prospective buyers with expert assistance on credit issues that can affect home loan availability. Homeward Bound services include: a no-charge credit analysis; a clear determination of how much house a prospective buyer can afford; and an accurate calculation of the monthly payment on that house. The company also provides assistance with credit enhancement and repair, and budgeting for the down payment.

Selecting a real estate agent is a daunting task for many home shoppers, so how do you choose one? According to the San Diego Association of Realtors® there are over 10,000 REALTORS® in San Diego, and the North San Diego County Association of REALTORS® has approximately 6,000 real estate industry professionals as members.
With at least 90 percent of homebuyers relying on a real estate agent for advice and guidance it is pretty competitive, especially in the Carmel Valley area where home sales are once again on the rise. There are several new home neighborhoods, like Pardee Homes’ Highlands Village and Brightwater, and there are currently approximately 132 detached resale listings in the area. For anyone seeking to buy a home in this popular coastal North County area, finding a real estate professional is often the first step.
Lisa Harden of Harden Wright and Associates, a Prudential California Realty office, has found her niche selling resale homes in Carmel Valley. With a track record of more than 1,000 transactions throughout San Diego County, more than 25 years of experience, including seven years as a new home sales agent for Pardee, and the owner and resident of three Pardee Homes in Carmel Valley, one could even say she is an expert when it comes to reselling a Pardee-built home.
“I am personally sold on Carmel Valley and Pardee Homes,” said Harden. “My experience on the inside of the company translates into a personal knowledge about how their homes are built, as well as insight into the floor plans and amenities that make each neighborhood unique. I have personally lived in three Pardee-built homes in the area, including my current home at Bridle Ridge in Carmel Country Highlands, as well as homes at Mayfield and Vista Santa Barbara. My husband Steve and I couldn’t be happier or more pleased with the quality of construction, customer service and the floor plan design. The reputation of the builder is so important to us, and one we know well. Steve also worked for Pardee Homes, and as Assistant Vice President of Construction he was responsible for overseeing the construction process. His eye for detail has not waned and he scrutinized everything about our new Bridle Ridge home, finding the house was perfectly built to his satisfaction. With that in mind, it is easy to recommend a new or resale Pardee home to a client.”
All that insight into homebuilding has helped make Lisa Harden a resource for other agents in her Prudential California Realty office, as well as Pardee Homes’ sales department who has turned to her company when brokering some of their move-in ready homes. “Lisa’s professionalism and business savvy have been a great help to us when it comes to finding new buyers,” said Rachel Collins, director of sales for Pardee Homes. “Teaming with Harden Wright means we are splitting the commission, but we are also getting outreach marketing and a positive and practical approach to new home sales.”
“Working with Pardee Homes is mutually beneficial to everyone; from the buyer to the in-house sales agent to myself,” added Harden. “I know many of the Pardee floor plans intimately; having sold and re-sold some of the same homes in Carmel Valley more than once. My husband and I love living in Carmel Country Highlands where we enjoy the quiet, peaceful neighborhood and easy accessibility to miles and miles of hiking trails. It all adds up to a doing what I love to do and selling homes in a neighborhood that I truly care about.”

After months of looking at resale homes, putting in bids and being disappointed, the Hernandez family took the suggestion of their Realtor® and decided to look for a new home. A sign along I-10 advertising LivingSmart® Homes at Tournament Hills had caught their eye a few years back, so they decided to take another look and found their perfect home was really a new home with energy-saving features, a great location and amazing pricing.
“I still can’t believe how easy the Pardee team made it to purchase a home,” said Rene Hernandez. “Buying a new home from Pardee was easier than buying a new car. From financing to escrow to even customer service, a few phone calls seemed to take care of everything. I could not have asked for a better team to take care of my home buying needs. The sales representative, Edwina Grayer, and lender, Cyndi Baltazar of imortgage, really made this happen for us. My wife wanted to be moved in before Christmas and we were. It took just seven weeks from contract signing to move-in.”
The Hernandez family is among the many qualified homebuyers who have been able to take advantage of the CHF Platinum Program, a grant that gives the buyer all but five percent of the down payment.
“This amazing program is available for first-time and move-up California buyers who qualify for the grant and a FHA mortgage available through Bank of America,” said Peter Altuchow, regional director of sales for Pardee Homes. “This is an incredible opportunity for home buyers to take advantage of historically low interest rates as well as affordable home prices like those at our LivingSmart Homes neighborhoods in Beaumont and Lake Elsinore.”
Move-up buyers like the Hernandez’ found these incentives compelling. “The CHF Platinum Program and Pardee’s contribution of paying the closing costs were another reason we bought at LivingSmart Homes,” said Rene Hernandez. “We couldn’t pass it up.
“We wanted to buy a single-story home and found four one-story floor plans to choose from at LivingSmart Tournament Hills. The home is perfect, and we knew buying a new home would be more energy-efficient” added Hernandez. “Our monthly energy savings are huge. We are paying half of what we paid before for utilities and this is certainly one of the things I like best about our new home. My wife, Patricia, loves the beautiful wood flooring and we both like the quiet Tournament Hills community and our view of the golf course and mountains. Moving to Beaumont from Redlands has been an easy transition. My wife, who works in the medical profession, has an easy commute to Loma Linda and our son, who commutes to college in downtown Los Angeles, takes the Metro from San Bernardino. We love the location of Tournament Hills.”
With a total of eight floor plans to choose from, there is certainly something for every type of homebuyer at LivingSmart® Homes. One- and two- story floor plans range from three to seven bedrooms, two to four baths with two- and three-bay garages and approximately 1,132 to 3,099 square feet. Ingenious touches such as gourmet kitchens with slab granite and stainless steel appliances are complemented by a host of room options such as media niches, extra bedrooms, fireplaces, garage workshops, master bedroom decks and a four-bay garage in select plans. Pricing is from the high $100,000s.

He said while other builders were willing to work with them in dealing with numbers, Pardee representatives presented their cases and let their product speak for itself. The families were attracted to Montclaire because of the floor plans, convenient location, and because Hridi could walk to a private park within the gated community.
“We also liked the fact that Pardee builds environmentally responsible homes,” said Ragini, a professor at the Pharmacy School at the University of Southern Nevada. When owning a new home with a yard is your dream, the commute is worth it, according to Petty Officer 2nd Class, Steven Beaulieu and his wife, Jamie. They found their dream home at Pardee’s LivingSmart® Homes in master-planned Canyon Hills in Lake Elsinore.

Pardee’s LivingSmart® Homes community at Tournament Hills in Beaumont is ideally located in Southern California with proximity to the recreational areas of Big Bear, Lake Arrowhead, Idyllwild, and Palm Springs. But the location also serves the needs of local military families at nearby March Air Force Base, like Staff Sergeant Jonathan Borth and his wife Emily. The Borths were recently transferred from Louisiana’s Barksdale Air Force Base and found Southern California a natural choice for their active, outdoor-oriented lifestyle.
“Tournament Hills is perfect for us,” said Staff Sergeant Borth, “We like that this is a new development with bigger lots and in a quiet community. Emily and I enjoy biking, running and other outdoor activities and find that we are centrally located to so much of Southern California."
The Borth family moved into their new Plan 6 home at LivingSmart Homes in March and were impressed with the overall quality of their new home, as well as the entire home buying process. “The most important part of it all was the customer service,” added Staff Sergeant Borth. “The home buying process was really streamlined, and Pardee Homes’ customer service has been spot-on.”

The Velasquez family, formerly of San Bernardino, is still pinching themselves in disbelief that they really, truly own their own, brand new home. After a disastrous attempt at purchasing a home with the help of their parents, Robert and Yvette Velasquez were referred to Pardee Homes who was offering a home buying program that put a new home within reach at its popular LivingSmart® Homes neighborhoods in Beaumont and Lake Elsinore.
