First-time Homebuyer Amazed at Energy Efficiency of New Pardee Home in Lake Elsinore

After living in their new home for a year first-time homebuyers Josh Dugger and Chris Varela are singing the praises of the homebuilder and the community.  A year ago, after a discouraging search for a foreclosed property, Josh and Chris bought a new home in master-planned Canyon Hills in Lake Elsinore, where they discovered how affordable it was to buy new, rather than a resale or distressed property. “I am astounded at the thermal performance of the house,” added Josh.  “On a 105- degree Southern California September day, I can leave the air conditioner off for the entire day and the internal temperature of my new home rises from 75 degrees in the morning to just 81 or 82 degrees by dinnertime. I have friends who live a few miles away in a new home built by another builder and they are forced to run the air conditioning unit continuously from early morning just to keep the house in the 80s. The difference is incredible."

Josh learned more about the energy efficiency of his home from Pardee’s customer service representative, Teri Thurbush, who explained that radiant barrier roof sheathing, Low-E spectrally selective glass windows and a high-performance insulated stucco system help keep his energy bills down.  Josh compared his highest electric bill this past summer of $119 to his friend’s, which was about $400, and also noted that his bill was still less than his former home, a small apartment in Orange County.

Josh and Chris are not the only former Orange County residents who have discovered beautiful Canyon Hills.  “Neighbors all around us moved here from Orange County,” said Chris.  “It’s no surprise though.  It’s centrally located, there’s nearby shopping and the new 18-acre park is a wonderful addition to the area. We love the community and the open space that surrounds us.  Pardee has done a wonderful job making the Canyon Hills neighborhood one of the most desirable in the area.”

Marine Family Discovers Canyon Hills is Ideal Place to Put Down Roots

When the Albert family thought about the future, and a time when husband Corporal Joshua Albert would leave the Marine Corps, they envisioned putting down roots in a place with parks, schools and lots of other families with children.  A visit to a friend in master-planned Canyon Hills in Lake Elsinore was enough for Megan Albert to know that she had discovered the ideal place to raise a family.

“Buying a home while my husband was overseas in Afghanistan was a daunting task, but with a baby on the way, I was motivated.” said Megan Albert. “Pardee Homes made it easy.  Every question I had was answered quickly and the Pardee team was informative and helpful, something I appreciated as a first-time buyer.  The construction team helped me understand the process and provided weekly email updates that were exciting. The Albert family, who bought a single-story Plan 2 home at Hillside and moved in just one month ago, are enjoying their new home, especially the open floor plan with its great room and vaulted ceilings.   The one-story home with three bedrooms and a den fits their needs and is ideal for this young family with a three month-old baby.  Megan loves the new 18-acre park and envisions many years of birthday parties at the Canyon Hills recreation center.

Military family happy to soon call Horizon Ridge home

Ed and Renee Sumner’s long and disappointing new home search finally has a happy ending at Pardee Homes’ new Horizon Ridge neighborhood in Henderson.

The Sumners and their son Derrick, age 15, and daughter Alyssa, age 11, spent the past year and a half looking for a home in the market and were repeatedly discouraged.

“We realized we weren’t going to win against cash buyers for a resale home and we didn’t like the large LID and SID fees that we encountered at many new home communities,” said Ed.  “We have lived in the Green Valley area since relocating from Washington last year and we were excited to find a new home without all the extra fees in this area.”

An inquiry phone call led the family to Pardee’s New Home Representative Aime Sibley.

“Their timing was perfect as we were just getting ready to introduce Horizon Ridge to those who were on our interest list,” said Sibley.  “Ed and Renee came and toured the models and put a deposit down on a Plan 3 in the very first release of homes.”

Ed is active duty Army and it was important to know the “real” cost of the home so they could utilize VA financing.

“We really liked that Pardee made it easy to know what is included and how much each option is,” said Ed.  “That helped us make our decision quickly and know exactly what options we could include and still qualify for our financing.”

Newlyweds become new neighbors at Pardee Homes LivingSmart® Homes Mountain’s Edge

Good things are said to come in threes based on the Latin phrase "omne trium perfectum," which means that everything that comes in threes is perfect. In the case of Pardee Homes’ LivingSmart® Homes Mountain’s Edge, everything that comes in threes is perfect for the owners of three new homes, all newlyweds and now next-door neighbors – Joey and Ivana Beeman, Andrew and Devon Evanski and Trevor and Debbie Clausen.

The three couples have a lot more in common than a street address and newly-married status.  All shared a common interest in living in the master-planned Mountain’s Edge community and all were guided in the buying process by Pardee Homes Sales Counselor Judy Green.

Trevor and Debbie Clausen selected a LivingSmart Homes Mountain’s Edge Plan One without the optional loft and moved in late last month. The home measures approximately 1,852 square feet with four bedrooms, three baths and a two-bay garage.   Both work as gym technicians for a local physical therapy office.  They met at work and were married on Oct. 22, 2011.

Solstice Buyers Give Pardee Perfect "10"

At the end of their first year in their first home, Courtney and Steven Moll have given Pardee Homes a perfect “10” in a year-end survey conducted by Eliant, a national consumer research company.

The Molls, who purchased their home in Pardee’s Solstice neighborhood in Aliante, said although they were “stressed out” at the idea of buying a home, the process was “completely smooth,” from financing to choosing design options, according to Courtney, who also grew up in a Pardee home.

“Pardee is probably the best builder in Las Vegas,” Courtney said, “The finishes are more luxurious, like standard granite in the kitchen. It looks like you a paid a lot to get that look. We think we received the most value for our money.”

The Molls bought a single-story Plan One residence with approximately 2,337 square feet of living space. “No space went to waste,” Courtney said. “We’ve got a huge pantry and huge closets, even in the guest rooms.” Her favorite room is the kitchen, where the double oven and ample counter space made her want to start baking.

What Steve likes most about their home is the three-bay garage, and that “it makes her happy.”

Extremely happy, according to their responses in the Web survey: “Extremely happy with the quality of our home; I don’t worry at night about what is going to break next; Love the bathroom countertop upgrades; Our energy costs compared to the home we were in previously are about equal, however our previous home was half the size, so we are very pleased with all the energy-saving features Pardee offers as standard in their homes.”

Family Finds Small Town Charm in Pardee's Friendly Montclaire Neighborhood

Leaving their small hometown in Arkansas to move to a major metropolitan area in southern Nevada, Debbie and Jerry Williams flew to Las Vegas three times to make sure their family found the right place and the right home in which to put down their new roots. Their search ended at Montclaire, a family friendly gated Pardee neighborhood in Henderson.

“Everything came together as it was supposed to, as if it were meant to be,” Debbie said. “We are close to the airport for my husband’s work, the best schools for our children, plus convenient shopping and dining. With long distance help from our Realtor® and Pardee’s sales counselor, everything meshed together and made us feel at peace.”

And while they love their new home, a Plan Four that includes a theater room, hobby/laundry room and walk-through pantry, the Williams family is most impressed with their Pardee buying experience. “They made everything go so smoothly and they were very friendly,” said Debbie.

“Rick McCollum, our customer service representative is awesome. You could call at any time and he would be over lickety-split. And Dennis Shavor, the construction superintendent, often checks in on us and waves whenever he sees us,” Debbie said. “The friendliness is just wonderful – like back home.”

The Williams family includes Jerry, who owns a telecommunications company, son Josh, 12, who will attend Del Webb Middle School, and Kirstie, 21, who will attend UNLV.

Twelve years ago Kevin and Melissa Merrick and their two-year-old son Austin were featured in the Review-Journal after buying a new Pardee home in the Seven Hills area of Henderson. “We loved that home,” Melissa said, “And when we saw Montclaire, we fell in love with Pardee Homes all over again.”

The families of two sisters who grew up in Hawthorne, Nevada, have returned to the state to find homes next door to each other in the new Pardee Homes neighborhood of Montclaire in the heart of new Henderson.

They moved the process forward by coming to the Santa Clarita Valley from Sherman Oaks. “We rented a townhome for about a year and a half while we familiarized ourselves with this area,” said Julio.

For three young families seeking home ownership for the very first time, the search took three years and fanned out to Thousand Oaks, Moorpark, Simi Valley, Valencia and Santa Clarita. Location, design, price and builder—all were scrutinized. Still, why did it take them so long?
 
“Simple,” said Dhiraj Jain.  “We didn’t like the houses we could afford, and we couldn’t afford the houses we liked. Then we found Laurel Park, which was the perfect blend of the homes we dreamed about at a price we could afford.”

Searching as a collective also meant the trio could pool information, compare notes and bolster their confidence—perhaps the most important advantage in facing the understandable anxieties of the first-time homebuyer.
 
“I’m not sure I would have bought the house had it not been with friends,” said Shyam. “This gave me confidence and reduced the workload of buying and moving.”
 
Dhiraj agreed, adding, “One of the most difficult parts of moving is creating new friends; you don’t know who your neighbors will be. This gave us a comfort level initially, and that has helped us widen our circle in our new neighborhood.”
 
Part of this wider circle is Srinivas Pulipaka, who met the B of A trio when he, too, became a Laurel Park buyer. “It was pure coincidence that we purchased close together and thus became neighbors,” said Srinivas, who commutes to El Segundo for his work with Glovia Software. “Now, it’s a big plus for my wife Suvarna, our two boys, Rohit and Rishik, and me.”
 
Floor plan designs were critical to all. Asif and Anisa picked the Plan Four, in part because of its yard. “We wanted a good-sized backyard for our daughter to play in, and we got it,” said Asif.
 
Plan Four’s separate family and living rooms scored with Dhiraj and Srinivas. “Sooner or later, gents and ladies like to talk their own subjects in their own spaces,” said Srinivas. “We can do that in this home, still stay connected and with the kitchen close by, which is also very convenient.”
 
A downstairs bedroom was the priority for Shyam and Poonam, making Plan Two their pick. “It gives us a great guest room when parents or other family members come from India for a visit,” Shyam said. “I also like the upstairs; all the rooms are spacious and well-planned.”
 
Although they considered re-sales and foreclosure homes, new construction won out easily with these buyers. “We really were most interested in new homes,” said Shyam. “Partly this is because this gave us more choices and a warranty, but also because buying new meant we could live in the same neighborhood.”
 
“And pick the lot we preferred,” added Asif. “This flexibility was important to all of us.”
