Pardee Homes Notes Value & Choice for Area Buyers

With thoughtfully designed master-planned communities in Los Angeles and Ventura counties, Los Angeles-based Pardee Homes offers quality and variety in new homes and locations to area families. According to Joyce Mason, vice president of marketing for Pardee Homes, the multi-regional homebuilder focuses on lifestyle designs and settings for a range of households.

In Ventura County is Pardee Homes’ master-planned community of Moorpark Highlands, and in the Santa Clarita Valley area families can choose new homes in the established master-planned community of Fair Oaks Ranch. In both locations, broker co-op is welcomed and favorable loan terms are available to qualified buyers via Pardee Home Loans, according to Gary Probert, senior vice president of sales, who added that the company’s BuyingSmart™ program is also helpful. “Begin by registering on our prospective Interest List on pardeehomes.com or in any model center,” he said. “This is the best way to stay informed and to ensure a smooth and efficient purchase process.”


At Moorpark Highlands, buyers obtain the advantages of a gated neighborhood and convenient location. Cherry Hill features two-story homes, distinguished by Tuscan, French and Early California architectural styling. The detached designs offer up to 5 bedrooms and up to 4 baths, in sizes ranging from approximately 2,607 to 3,479 square feet. Each home also includes a two or three-bay garage, and buyers can select from many room and enhancement options.


Magnolia Lane’s three designs offer approximately 2,115 to 3,364 square feet of living space, three to five bedrooms and two and one-half to four baths; each is a two-story design. Two- and two-bay expanded garages are included. Selected designs also feature optional bedrooms and lofts in lieu of the den.


Shenandoah’s three designs offer approximately 3,112 to 3,916 square feet, for one- and two-story homes of four to five bedrooms and two and one-half to four and one-half baths. The homes feature dens or bonus rooms, depending on plan selection, and each provides a two-bay or three-bay tandem garage.


Moorpark Highlands includes over 400 acres with plans for a 22-acre school site, a 7-acre park and multi-purpose trails with linkage opportunities to surrounding open space and trails. Residents of Moorpark Highlands will be served by the Moorpark Unified School District, and will be close to area freeways and employment. Moorpark Highlands also offers convenience to the new Moorpark Marketplace. All residents of Moorpark Highlands automatically become part of the Moorpark Highlands Homeowners Association, which maintains common areas and community amenities, and of the Moorpark Estates Community Association.

Exit the 118 freeway at New Los Angeles Avenue and travel west into Moorpark. Turn right on Spring Road and continue past Charles Street, following the signs.


Santa Clarita Valley—At the popular and well-established Fair Oaks Ranch, Pardee Homes offers new home choices in four neighborhoods, including the popular Mayfair neighborhood, where final availability includes move-in ready homes with a rich array of upgrades for all choices in home and homesite. Mayfair homes have been very popular with buyers from the start, and a high rate of referrals highlights this success. “Our recent buyer profile reports show us 42% of Mayfair buyers came to us because a friend or relative referred them to Pardee Homes,” said Palazzo.


Mayfair homes offer two-story detached designs. Home sizes range from approximately 2,398 to 3,639 square feet of living space, with up to seven bedrooms and five baths, and may have a two-bay plus swing or three-bay garage.


Also available at Fair Oaks Ranch is Fairmont, where model homes showcase designs with three to five bedrooms and three to five and one-half baths in plan sizes of approximately 3,194 to 4,353 square feet of living space, plus two-bay plus swing, three-bay and three-bay tandem garages, depending on the plan selected. Fairmont designs feature a third floor attic space, charming courtyards, lofts and morning rooms, depending on plan selected.


Hearthstone homes range in size from approximately 2,273 to 2,783 square feet of living space, and three-bay or three-bay tandem garages. Offering three to five bedrooms and up to four baths, these homes feature many standard and optional design enrichments.


Woodglen rounds out the choices at Fair Oaks Ranch with detached designs that provide approximately 2,099 to 2,442 square feet of living space. Woodglen designs provide up to four bedrooms and three baths, with two-bay, 2-bay-expanded or two-bay plus swing garages. a three-bay garage.


Residents of these neighborhoods can also enjoy The Ranch at Fair Oaks, a private recreation center with junior Olympic-size pool, shaded barbecue and seating areas, pool restrooms, a bar and sink, lawn and toddler play areas. A multi-purpose room and full kitchen and highlight the center’s interior spaces. The Ranch at Fair Oaks is part of The Ranch at Fair Oaks Homeowners Association and is reserved for residents of Mayfair, Woodglen and other selected neighborhoods in this section of Fair Oaks Ranch.
